My matter highlights
- Advising a large film production company on the acquisition of multiple flexible leases in various buildings around Bristol city centre to enable it to expand its operations in addition to hiring out rooms, desks and floors to broadcasting and media companies and other independent contractors in its industry.
- Advising a local sports club in terms of the restructuring and documenting of its property assets and the securing of funding from the Football Foundation to construct a new stand and 3G floodlit pitch.
- Acting for a south west based children’s nursery chain in terms of the legal management of and documentation in relation to its 38 property settings and the recent acquisition of two additional sites in the north for the construction of bespoke nurseries to be built by way of joint venture.
- Advising a restaurant and specialist supermarket owner in terms of the successful surrender of a lease of part of its retail complex by a struggling tenant and the putting in place of a new 15 year FRI lease at an initial rental of £125k per annum with full recovery of the previous tenants debt and the avoidance of any void period.
- Acting for a long standing client on the sale of a multi-purposed industrial building with 19 workshop tenants to a large Bristol Charity for circa £1.4m. Resolving environmental concerns, applying the TOGC rules and addressing capital allowances by way of bespoke contract provisions.
- Acting on an on-going basis for a national house builder and developer in terms of the disposal and lease of its retail units constructed as part of its residential developments across the south west. Drafting master commercial lease packs for each site to work in tandem with the existing residential leases to ensure appropriate cross rights and service charges etc. and running out this documentation to various end users.
- Advising on the sale of a golf centre of 11.5 acres with a 23 bay driving range, an adventure golf course and a golf superstore on site for £2.85 mil where the property was the major asset. Due diligence was focused on the property with the buyers funding being secured on this alone.
- Acting for a national developer in putting in place multiple option and/or promotion agreements over potential open development land. Detailed title investigation and pre-agreement due diligence undertaken prior to signature.
- Advising a care provider on the property aspects of its £1.2mil business sale and regularising its property documentation over 14 sites to allow the sale to successfully proceed.
- Advising a Charity in terms of the sale of its hostels and the acquisition and redevelopment of an alternative purpose built facility. Guidance given in terms of the clients’ charitable status and statutory obligations and the potential lease of part of the site to an authorised provider and management company.
